Driven by explosive demand from tenants seeking affordable, turnkey, and flexible housing amidst pressure on purchasing power, this model is enjoying unprecedented popularity; some specialized operators report a fourfold increase in inquiries from landlords over the past year.

While converting properties into individual rooms promises—on paper—to boost gross revenue by meeting the needs of young professionals and expatriates, industry analysts offer a more nuanced view of the financial gains: higher management overheads, the costs of fitting out shared spaces, and more frequent tenant turnover generate significant operating expenses that do not always guarantee a net increase in final profits for investors.
